A natural light & flash Multi-Functional photography studio and space. We provide rentals for photography, video and events. Wabi Sabi meets the Yucatan in minimalist neutral designs curated for the artists who craves simplicity and creativity.

Rates
- $80/HOUR+tax MINIMUM 2 HOURS
2 Hours - $160+tax
4 Hours/Half day- (non-commercial) $270+tax, (commercial) $330+tax
8 Hours/full day- (non-commercial)$490+tax, (commercial) $570+tax
Any set-up & clean-up necessary for your shoot is your responsibility during your time booked. Please take your garbage with you if there it surpasses the garbage can.
Please arrive & pack up on-time to be respectful of others.
If there's an appointment after you, we will let you know.
$200 security deposit is required for bookings 4 hours or less. For longer duration booking, $300 will be required. This deposit will be returned 24 - 48 hours after your booking is done if rules are respected and no damage was done to the studio.
Notes: extra hours may be purchased during your booking, if there's no one scheduled after you, and you find you need more time. Otherwise you will be charged an extra $25 / 15 minutes mark over your booking time, unless agreed upon beforehand. Please contact us by phone for more information and to book your extra hours.
Studio Guidelines
No more than 10 people are allowed in the studio at a time! No outdoor shoes past the entrance stairs and no shoes on the carpet, no heels on the platform- it is made of soft wood and will be damaged .
Hours
The studios are open for appointments from 7:00am - 10pm daily, including weekends.
Amenities
For music Alexa speaker activated by voice and the request of “Alexa”. Makeup mirror also includes USB speakers.
Use of the kitchen A microwave, coffee maker and electric kettle are at your disposal. Refrigerator can also be used. Full use of kitchen for branding shoot is encouraged.
Loading dock on level Upon request only. You must tell us that you will use the loading dock in advance so we can be here for the manipulation or explanation.
Washroom and changing room. A private washroom with a restored 1920’s clawfoot tub is available for photos. HMUA/changing room inside the studio is available.
A washroom outside Studio 3A is also available.

Refunds + Rescheduling
No refunds are given for cancellation made 1 week prior to appointment. We can offer a transfer of your appointment to someone else, or reschedule your appointment for another date for a fee of $50. Cancellation or reschedule must be made at least 1 week prior to appointment.
When You Arrive + Parking
Your booking starts the time you requested, not BEFORE.
NO outdoor footwear is to be worn past the entrance door for hygiene of the studio and to protect the floor and rugs. Leave your shoes in storage under the stairs. Slippers provided in basket on first shelf.
NO access to the mezzanine area, private area under video surveillance.
Hand washing required upon entrance
Free parking is available right in front of the building.
Organization + Clean-up
Setting up and breaking down what is needed for your shoot must be accounted for in the amount of time you reserve. Please book more than your "shoot time" to make sure you are in and out on-time. DO NOT DRAG FURNITURE. Pushing/dragging furniture across the floor ruins the floor AND the furniture. Grab a friend and lift the furniture if you want to move it, or else don't move it please. For clean-up, please refer to the reference photos on Instagram how the studio should look when you leave. Please take out what you bring in - including hangers, boxes, props, florals, etc. If there is an appointment directly after you, we will let you know.
If there is not, we will also let you know so you can add more time during your session if needed.
Safety + Security
There are two security cameras mounted in the studio for safety and accountability purposes. Please let us know if you have any questions or concerns.
No Smoking
It's unfortunate that we even have to mention it here, but there is ABSOLUTELY NONE ALLOWED under any circumstances. No smokebombs to be used inside the studio or on the property. If we do see/smell/find that you have smoked in the studios, there will be a $500 fine.
Building Rules
No photography, noise in the hallways. Please keep music to a respectable audio level.
Workshops + Events + Client Sessions
You are responsible for letting people in at street level if you plan to have clients or workshop attendees coming to the studios during your reservation. Chairs/stools available.
